  • What are your business hours?

    Monday-Friday, 10 AM - 5 PM.

  • How do I submit a maintenance request?

    Please submit a maintenance request through the tenant portal. 

    • From the Home or Maintenance tab, click Request Maintenance.
    • Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.

  • How do I pay rent?

    You will see your monthly balance on your tenant portal. You will then be able to pay or set up autopay from your dashboard.

  • Do you require Renter’s Insurance?

    Yes, we do require renter’s insurance. You may choose to purchase it through your tenant portal with Folio Ensure, or you may purchase from an outside vendor and provide documentation.

  • What are the Tenant Qualifications?

    Applicants who do not meet minimum screening standards will not be approved.


    • Applicant must have current photo identification and a valid social security number.
    • Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.
    • Applicants must receive positive references from all previous landlords for the previous 5 years. If not able to provide references, must be able to provide clear explanation as to why no references are available.
    • Applicant may not have any evictions or unpaid judgments from previous landlords.
    • Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600 or will be required to have a co-signer.
    • A background check will be conducted on all applicants over 18.  Applicant’s background must exhibit a pattern of responsibility.
    • All properties are Non-Smoking properties
    • Occupancy is limited to 2 people per bedroom.
  • How much is your application fee?

    Our application fee is $60 per person and is non-refundable and due at time of application. Each occupant over 18 years of age who will be living in the house will need to fill out an application.

  • Pet Fees and Deposit

    Tenant shall not keep domestic or other animals on or about the premises without the PRIOR WRITTEN CONSENT of the Landlord. Landlord, at Landlord's sole discretion, may consent if Tenant makes the following payments:

           (1) a $50.00 PET ADMINISTRATION FEE PER PET at time of lease signing and 

           (2) $50 monthly pet rental fee per pet for the term of this agreement. Tenant shall be responsible for the animal, its behavior, and any damage done by the animal. The Landlord shall have the right to withdraw consent and demand removal of any previously permitted animal upon the first complaint registered against such animal or upon evidence of injury or damage to person or property caused by the animal.

          (3) Pet deposits will depend on the property.  A minimum of $500 PET Security Deposit will be collected and will be treated the same as the Rental Security Deposit as described in section 10.


  • Pet Requirements

    Iron Gate Property Management allows no more than two pets per dwelling. The Tenant assumes full responsibility for each animal, including its conduct and any damage it may cause. The Landlord may revoke permission for any approved pet at any time if a complaint is received, or if the animal causes harm or property damage. The Tenant agrees to cover all costs related to any pet-related damage, regardless of whether such damages are specifically listed in this agreement. 


    The Tenant further agrees to defend, indemnify, and hold harmless the Owner, Iron Gate Property Management, and its agents from all claims, expenses, attorney’s fees, or losses arising from the actions of any pet or the Tenant. The following animals are not permitted: Pit Bulls, Rottweilers, Doberman Pinschers, any dog with a known history of aggression or property destruction, exotic or wild animals, snakes, farm animals (including but not limited to chickens, pigs, and goats), and any endangered species.


    The Tenant must provide updated pet information to Iron Gate Property Management each year and certifies that all information submitted is accurate to the best of their knowledge. Any changes to pet status must be reported promptly.


    The Tenant agrees to comply with the following requirements:


    A) Ensure that no pet interferes with the rights, safety, or comfort of other residents or individuals.


    B) Follow all laws, ordinances, HOA rules, and any other enforceable regulations concerning pet ownership


    C) Maintain current rabies vaccinations and any legally required licenses for all applicable animals.


    D) Keep dogs and cats properly secured when outside by fencing or leashes under the Tenant’s supervision.


    E) Remove all pet waste from the premises, including yards, decks, patios, garages, storage areas, and any shared or private living space.


    F) Permit Iron Gate Property Management to conduct an annual pet-related inspection of the home.


    Access: The Tenant is required to secure or relocate any animal whenever its presence could obstruct, restrict, or prevent Iron Gate Property Management or any authorized individual from entering or accessing any part of the Property as allowed under the lease.
